Whereas the FIRST PARTY is the owner in possession and enjoyment of the building specifically described in the schedule hereunder (hereinafter referred to as the said building).
And whereas the SECOND PARTY has requested the FIRST PARTY to let out the said building for using it as a Godown only for storing HR Coils in connection with the business transacted in the name and style of Rocket Sales Corporation Ltd. In pursuance of the said agreement the SECOND PARTY undertakes to pay a monthly rent of Rs. ………….. (Rupees ……………………………………… only) to the FIRST PARTY hereby agrees to let out the said building to the second party for using it as a Godown only for storing HR Coils for a term of …….. years (………….years) from ………………… subject to the following terms and conditions.

1. The SECOND PARTY hereby pays to the FIRST PARTY Rs. …………..….. (Rupees ………………………..…….. only) as security deposit without any interest for the upkeep and proper use of the said building (which the party hereby acknowledges vide Ch.No. ……………………… dt. …………..) and shall continue to pay a monthly rent of Rs. ………….... (Rupees ………………………..…. only) also Electric and water charges in respect of the said building regularly and punctually without any delay or default of and is entitled to obtain receipt thereof from FIRST PARTY. In default of prompt payment, the arrears of the rent shall carry 20% interest per annum in addition to the further consequences stated herein. The first payment is to commence on the …………………………………….
2. At all times during the term of the tenancy, the SECOND PARTY shall keep and maintain the said building in good, proper and tenantable conditions.
3. The SECOND PARTY shall use the said building as a Godown only for storing HR Coils.
4. The SECOND PARTY shall not use the said building as showroom or sales outlet or for any other purpose whatsoever.
5. The SECOND PARTY shall not make structural alterations or additions in the said building without the written consent of the FIRST PARTY. The SECOND PARTY shall not commit any acts of trespass in adjoining premises.
6. The SECOND PARTY shall not use the building so as to destroy or reduce its value or utility In any manner.
7. The SECOND PARTY shall indemnify the FIRST PARTY for any damages to the said building.
8. The SECOND PARTY shall neither transfer his right nor sublet the building or any part thereof to anybody with the previous written consent of the FIRST PARTY and the SECOND PARTY shall not induct strangers by formation of any other deeds, which shall be deemed as subletting.

9. The SECOND PARTY has agreed to execute a regular rental deed at his expenses on proper stamp paper in the due course or whenever demanded by the FIRST PARTY.
10. This tenancy agreement is to be force for a period of 3 years (Three years) from ……………….. At the expiry of the aforesaid of 3 years (Three years) or earlier by three months notice on either side, the SECOND PARTY shall vacate the building and deliver peaceful vacant possession of the same to the FIRST PARTY as good condition as it is one date of occupation.
11. In case the SECOND PARTY does not surrender vacant possession of the building after the period of 3 years, he shall pay an amount equal to 15% of the existing rent per month as damages for unauthorized occupation in addition to the monthly rent of Rs. ……………………… (Rupees ………………………………………….…. only).
12. The SECOND PARTY shall permit the FIRST PARTY servants/agents at all reasonable times to enter into the building to inspect the condition thereof and to point out any defects to be repaired.
13. In the event of the SECOND PARTY making defaults of rent he shall pay the same together with 20% interest per annum to the FIRST PARTY. In case of consecutive default in the payment of the rent for a period of ……….. months the SECOND PARTY is bound to vacate the premises without reference to the terms and without any notice.
14. The security deposit remaining with the FIRST PARTY will be refunded to the SECOND PARTY without interest at the time of giving vacant possession of the said building to the FIRST PARTY after adjusting any dues such as arrears of the rent, business tax & license fees to the Corporation, Government, etc., if any.
15. If the SECOND PARTY commits any breach of the conditions or covenants herein the tenancy shall stand terminated and the FIRST PARTY shall be entitled to recover all the arrears of the rent if any and all the damages for such breach and also entitled to take possession of the premises let out.

16. The SECOND PARTY shall not keep any illegal, unauthorized, inflammable, hazardous goods or materials in the said premises and shall indemnify the FIRST PARTY against all the damages that occurred during the period of tenancy.
17. The parties in this agreement have mutually agreed that the jurisdiction of courts are ……………………. only.
