This draws reference to your letter dtd.12.01.14
wherein it is contended by you that we have not entered into fresh Lease Rent
Agreement with you in respect of our Office Room No.146 situated at 16th
Floor in Corporate House, Nariman Point Mumbai – 458 545, which has since
expired on 30.12.13. It is also alleged that for about 4 (Four) months past,
the office is not opening regularly; that you have received complaints from
other tenants against our representatives causing apprehension of security of
the market and that the electricity bills are not reimbursed in time and,
therefore, you have asked us to vacate the premises within 30 days on receipt
of this letter.
We strongly deny and refute all the above
contentions and allegations being vague, wrong and malafide.
Please note that the new agreement duly signed by
you and witnessed is held by us and presently we are paying the rent at
enhanced rate of Rs.70000/- per month from Janyary’2013 which is being accepted
by you till date without any protest and we are also having a security deposit
of Rs.5.00 lac with you against the agreement. Otherwise also by your actions
and deeds the earlier agreement is deemed to be continuing and remain in force.
Please note that the office has been let out for
commercial purposes and is only used for such purposes by our employees and
representatives within our knowledge and supervision and no illegal activities
or unsafe activities, whatsoever, are carried at the premises. We being a
company, the employees and the business activities may change and nowhere in
the agreement or otherwise it is stipulated that the premises must open
regularly or by a fixed person. We undertake that only commercial activity
shall be carried out by us in the premises. From our records we find that no
office rent or reimbursement of electricity charges are due upto November 2013.
With reference to your apprehension regarding security, we would like to have
the copies of complaints if any made with you by other tenants to look into the
matter and take appropriate steps to your satisfaction.
In view of inter alia, above, we do not give any cognisance
to your letter. If there are any specific complaints, we assure you that we are
always open to sort out the same.
